Step one: Look at the roof yourself

The first step to assessing the roof of a potential new home is to have a look from the ground. You want to spot any potential red flags that could indicate the roof is aging and in need of repair or replacement. 

Keep an eye out for the following: 

  • Shingles that are missing, cracked, warped, or peeling 
  • Mold of any kind growing on the roof 
  • Storm or weather damage, such as dents from hail or wind-torn shingles 
  • A sagging in the roof 
  • Gutters failing to drain properly

You should also check the attic of the home for any water damage or other signs of roof problems. 

Step two: Learn about the roof

The next step is to speak to the current homeowner and find out as much about the roof as you can. How old is it? When was it last repaired, and was it a professional that did the work? What is it made of?

The homeowner should be forthcoming with answers to all of these questions. If they can’t give you a straight answer or the roof wasn’t installed by a qualified contractor, it might be time to walk away.

Step three: Schedule a professional inspection

Chances are, you’re not a roofing expert. While you might be able to spot big problems from the ground, a professional will get up on the roof itself and identify problems you wouldn’t even know how to look for. 

The inspector should give you an accurate estimate of the condition of the roof, how long it’s expected to last, and whether any repairs are immediately necessary. If you decide to move forward with the home, you can use this information as leverage.

Step four: What to do?

In an ideal world, this process will reveal that the roof is fairly new and in great condition; nothing to worry about for at least a number of years. 

But if the reality is a little different, you have a few more decisions to make. 

First, how long do you plan to stay in this home? If the roof is in pretty good condition and it’s a starter home that you’ll be moving out of in a couple years, you might not need any extra effort or investment. 

Second, can you afford to make roof repairs or replace it entirely in the near future, if necessary? 

If the answer to that question is no, don’t write off the property entirely: there might be something you can do. The next consideration is: 

Can you work a new roof or roof repairs into the sale? This is more common than you might think, and is often decided at closing. The seller might provide their own roof inspection, or offer to repair or replace the roof in exchange for a drop in price. In some cases it could even be covered by the equity of the home. 

If the roof is being fixed before you move in, be sure to get involved in the process. Use your own contractor for an inspection and a quote to make sure you’re being given a fair price.
